该案系蒋XX、孙XX夫妇在沈阳系列借款违约案件其中之一，被执行人蒋、孙二人拖欠债务数亿元并且出境不归，各民间债权人组织了自救委员会控制了XX公司及其夫妇二人的公章、人名章，明确表示有权占有某某公司的抵押物，还向法院出示了租赁期限为20年的租房合同。因本案执行难度大，此前数年进展甚微，某某公司对回收债权预期很低。

功夫不负有心人，经过对各疑点线索多方调取证据后，最终在保存在评估公司的评估报告中找到了关于该被占房屋办理抵押前房屋的使用人情况，向执行法院证明现占用人并非真实在先承租人，最终说服法院在停滞近三年后开始评估拍卖程序，并通过大量细致工作最终在变卖阶段实现成交，超额完成了回收目标。
随后，律师带领代理团队自愿帮助新买受人协同法院强制腾房。针对该抵押物权属情况复杂、现经营人卖场货物极多的情况，代理人提前雇佣了搬家车辆10台、搬家工人40人、救护车一台、仓库两处，于2018年2月7日协同执行法院出动的警车8台，法警40余人、法官10人，在电视台的全程录制下强制腾房。最终，占用人现场妥协，与新的买受人当场签订了租赁合同，省内多家媒体也对本案进行了跟踪报道，委托人对我所律师进行了褒奖。
