【案情摘要】
个人房贷案件执行过程中，强制腾空抵押房屋是阻碍执行的一大难题，难在法律规定不完善、程序十分复杂、涉及的部门较多、易激化社会矛盾。对此，本案中我所律师经过多方协调、不懈努力、精心准备，终于实现了成功腾房并顺利结案。
【案情简介】
借款人解某与中国银行某开发区支行（以下简称“开发区支行”）借款合同纠纷一案，法院于2012年11月20日下达判决，开发区支行胜诉。我所律师于2013年1月7日代开发区支行向法院申请强制执行。执行过程中，由于抵押房产由借款人解某的内弟范某居住且拒不腾房，导致本案一度无法执行。
【盛恒成果】
经我所律师积极协调法院及相关部门，并为强制腾空房屋做好了充足的准备，执行法官最终同意强制腾空抵押房产。2015年5月13日，我所律师会同法院、公安、社区的相关人员一同到抵押房产处进行强制腾房，将范某一家人强制从抵押房产处清出，将屋中的所有物品强制搬出，并一一做好了记录。为此，我所律师还自行垫付了搬家费1200元，换锁芯费160元。腾空房产后，法院最终执行回全部欠款，本案顺利结案。
